Due to the lack of the sufficient information in the official sources about transactions with the land plots of different types of permitted use in the majority of small towns, this process is very difficult. The land plots occupied by multi-storey and mid-rise residential buildings are characterized by the absence of sufficient information on the market value. At the same time, there is market information on transactions with apartments or the prices of supply and demand for apartments. The paper presents a calculation of the market value of land plots occupied by multi-storey and mid-rise residential buildings with the use of the available market information on apartments located in Gatchina of Leningrad region. The information on transactions with the apartments in Gatchina is collected, and a list of the main price factors of their value is formed in the process of the study. The grouping of apartments in each of the factors using the method of equal intervals is performed. It allowed us to determine a typical apartment with the parameters in the intervals with the maximum number of the objects-apartments according to all investigated factors. On the basis of the known price for 1 sq. m. of this apartment by an “extraction” method adjusted for the new construction cost of a typical object and the wear rate of a typical object the market value of the land plots is calculated.
